Tenants

Viewings
We will endeavour to arrange viewings at your convenience during office hours. We do require your name, address, and telephone number (Including a landline and mobile telephone number) By providing us with the above details we will organise a viewing. We do ask for your co-operation with respect to this.

Applications
References including a credit check, Employment and Income, previous landlord bank and character references will be required from all prospective tenants.

These are taken up through a Credit Reference Agency.

A non-refundable administration and referencing fee is required:

For a company let, the fee is: (£161.71 plus VAT). £190.00
For an Individual let, the fee is: (£150.64 plus VAT) £177.00
There will be a fee of: (£42.55 plus VAT) £50.00 is required for each additional applicant aged over 18.
There will be a fee of: (£42.55 plus VAT) £50.00 if a guarantor is required.
This covers a charge towards the costs of referencing, preparing the Inventory, drawing up the Tenancy Agreement, for copying the Inventory and Agreement and for arranging for the transfer of the Gas, Electric and Water into the Tenant’s name and the setting up of the Bank standing order for future rent payments We would ask that arrangements for the transfer of the telephone and Council tax are made direct with British Telecom/line provider and the Council The first month’s rent and deposit are required in cleared funds before the commencement of the Tenancy by Banker’s Draft Cash or by Bank Transfer.

Deposit
The deposit is normally equal to one month’s rent plus £100.00.

Furnishings
As a general guide part furnished generally means that the property is provided with carpets, curtains and light fittings and kitchen white goods. Fully furnished will usually include all major items of furniture, kitchenware and, in some cases, bedding and towels. Furnished means the larger items i.e. chairs sofa beds etc. However, it is always better to check, either at the viewing or with the Letting Department, as to what is included. If you are smokers or wish to keep pets please check there are no restrictions when selecting a property. (Additional insurance may be required)

Tenant's Obligations
Tenants will be responsible for the payment of the normal utilities, council tax and television licence. The Landlord will be responsible for the insurance of the building and his contents but the Tenant will need to insure his own belongings and the Landlords against accidental damage.
