We recognise that each client’s requirements can be different and therefore can provide whatever service you require. Most Landlords look for:
Energy Performance Certificates (EPC)
As from the 1st October 2008 all rental properties coming onto the market will require an EPC these can be provided for a cost of £75 plus VAT
Property Care
We will look after your property if it is unoccupied.
Letting Only
We’ll do everything, up to the point your tenant moves in; referencing, tenancy agreement, inventory etc; thereafter you manage your property yourself.
Full Letting and Management
We’ll handle everything! We move your tenant in; inspect periodically and report back to you; we deal with all minor repairs and maintenance; collect the rent; serve notice if you require your property back; provide a full monthly report and arrange the deposit.
Marketing Your Property
Your property will be marketed through all our Sales Offices; in the office window displays, on our property website; and all the major property portals including Rightmove. We will match our tenants with your property; they receive an SMS text or an email telling them about your property.
Legal Implications
We’ll advise you on all aspects of letting, including the tenant’s deposit scheme, your mortgage, insurance, safety issues such as gas, electricity and fire regulations. We can also organise safety certificates and inspections including gas and electricity.
Specialist Protection for Landlords and Tenants
If you are renting out your property it is important that you are adequately protected. We’ve work with a number of providers of landlords’ and tenants’ insurance to ensure you get the best. We can advise on what you need such as buildings and contents and also on rental guarantee schemes and legal fees.
